HOW CAN THE HOMEOWNER HELP IN THE HOME INSPECTION PROCESS?

There are several things that you can do as a homeowner or home seller to help prepare for a home inspection. These timesaving steps are great ways help the inspection process progress steadily.

  1. Make sure that all mechanical systems and utilities are turned on prior to the home inspection. (i.e. water, gas, electric) Notify us if any of these services will not be available or turned on at the time of the inspection.
  2. Make sure all computers are shut down prior to the home inspection.
  3. Call us at before the home inspection at (440) 623-3322 to identify any items disclosed on the homeowner's diclosure form, and make sure a copy of both the disclosure and the listing are provided to the Home Inspector at the time of the inspection.
  4. Make sure that the homeowner or his agent have a key(s) to all doors.
  5. Make sure the homeowner or agent will have a garage door opener or remote control to access any detached garage.
  6. Ask the homeowner to make sure that clear access is available to any attic doors or crawlspaces.
  7. Open all curtains, and draw all blinds and shades to allow clear access to operate and view all widows.
  8. Assure clear access to all all valves, water meter, water heater(s), access panels, furnace(s) and shut-off valves.
  9. Ask the homeowner to have all cars that will be present during the inspection parked in the street to allow complete viewing of the driveway surfaces.
