NEW HOME INSPECTION "CONSTRUCTION" PACKAGES

These new construction packages are offered in three seperate parts. Phase 1 -Foundation Inspection, Phase 2 - Rough Frame Inspection, or Phase 3 - Final Inspection. You may opt for any one inspection, or any combination of two or three. If your home is already in progress - you may still select Part 3 anytime prior to your final walkthrough. You may feel that a new home inspection is an unecessary expense, your builder will undoubtedly agree, but realize that the city inspections do not inspect workmanship or many of the items we list below. Even the best builders are reliant on their superintendants and sub-contractors and the help they hire. Foundation Inspection

Phase 1

The foundation is the most important aspect of any dwelling. It supports the home and it's contents.

Review of Soil analysis and all City permit inspections
Properly sealed and waterproofed walls
Proper foundation insulation install
Proper drainage system installation at the footer
Site inspection for general lot contour and grade
Overall foundation appearance
Check for voids, cold pour marks, unusual cracks, settling etc.
Proper wall anchor or strapping distances

Rough Frame Inspection

PHASE 2 INSPECTION

This inspection checks for defects that will be unseen after drywall installation.

Visible wiring
Visible ductwork
Properly hung exterior door installations
Any exterior item installed to this point (siding, flashing)
Any interior items built in, roughed in or completed this stage
Framing, trusses and joists for any missing, notched or damaged components
Visible Plumbing connections for proper venting to sanitary stacks

Final Inspection

PHASE 3 INSPECTION

Prior to final walkthrough, this inspection is where many finish and safety items are overlooked.

Full review of all City final permit inspections
Review of site and final grades
400 point review of all interior and exterior items
Workmanship standards review
A final "punch list" will be supplied to you and your builder of all items that need to be corrected, replaced or repaired prior to your acceptance of the home.
(Optional) For an additional fee we will accompany you on your final walkthrough with your builder or his agent and go through the punch list
